What is the RICS?

Why can't I just rely on the mortgage valuation report?

Whilst a mortgage valuation will provide some details of the property including a valuation and an insurance reinstatement figure, its content in terms of construction, condition and any defects is very limited. As this is one of the most expensive purchases you are ever likely to make, consider a survey as a form of warranty. It will let you know exactly what you are buying and any repairs and maintenance that are likely to be required in the short and longer term. This will provide you with an idea as to any unforeseen costs which you can then either plan for or use to renegotiate the price.

Can I talk to the surveyor before and after the survey?

Of course! It is important that you know you are getting the right type of survey for the property you are buying and that you let usknow of any specific issues you may be concerned about and that you want specific comment on. You may also require advice on any plans you have for the property such as an extension or internal alterations, and this needs to be discussed prior to the survey. We also aim to call the client the same day as the survey to discuss any specific issues of concern or just to give peace of mind that no significant defects were found.
